At a mild elevation of 6,500 feet, Durango is historic and tranquil, with incredible views in every direction. A home-rule municipality, Durango is the county seat of La Plata County; it has a population of over 19,000 residents and has a sizable downtown core with professional businesses, galleries, restaurants, taverns, historical points of interest and varying real estate options for sale. It is also the home of Fort Lewis College.

People love Durango for its mild weather and year-round adventures. The city has nearly 2 million acres of national forest at its doorstep. Summer offers ample fishing and hiking trails, while the winter is all about snow sports. Skiing and snowboarding at Purgatory Mountain Resort is about 30 miles north of the city, and Chapman Hill is a locals' favorite for beginners in the middle of town that has two rope lifts and a spot for snow tubing.

There are numerous real estate opportunities in downtown Durango. The core offers many older and newer condos and townhomes, well-kept single-family homes and new construction. One- and two-bedroom condos start around $325,000. More contemporary luxury condos are listed in the $600,000 to $850,000 range. The Three Springs and Elevation Park communities, southeast of Durango just off U.S. Highway 160, offer new construction opportunities. Another emerging community is northwest of town off of Florida Road in the Edgemont residential area.

Neighborhood Highlights:

• Main Avenue in downtown Durango is a Nationally Registered Historic District.
• Purgatory Mountain Resort is the closest ski resort. Purgatory has around 1,500 acres of terrain, nearly 100 named trails and more than 2,000 feet of vertical. A dozen ski lifts service the resort. It's also a popular summer destination for hiking, mountain biking, and fishing.
• Hesperus, a smaller resort with about 60 acres of named trails, is about 30 minutes from Durango, and snowy Wolf Creek is also within striking distance. Wolf Creek is about 85 miles from Durango, but worth the drive. The resort tallies around 430 inches of snow annually.
• The Animas River flows through downtown Durango and has some of the best fly-fishing in Colorado for brown and rainbow trout. Gold Medal waters stretch from Lightner Creek to Rivera Crossing Bridge, a four-mile stretch.
• Whitewater rafting, standup paddle boarding, canoeing and kayaking are popular summer outings. Many residents and visitors enjoy a scenic float from Animas City to Schneider Park. At Baker's Bridge, north of the city, you can visit the exact spot where Butch Cassidy (Paul Newman) and the Sundance Kid (Robert Redford) plunged into the river in the iconic movie.
